Foundation Repair

No homeowner wants to hear that their house requires foundation repair. Unfortunately, foundation problems aren't rare and, once they start, aren't going to get better on their own.

How to Know if Your Mount Vernon Home Has Foundation Problems

Spotting foundation problems isn't as simple as finding issues with other portions of your home. That is because when there is a problem with your foundation, it can effect everything from your basement floor to the top of your chimney. Here is a short list of the problems that can be signs of foundation problems:

While these are not the only issues caused by foundation failure, they are some of the most notable signs and good items to watch for to protect your home from significant foundation damage.

How We Fix Foundation Problems

At Midwest Structural Solutions, we use only top-quality underpinning products to repair your home's foundation. Oftentimes, foundation problems stem from settlement, which is when your home begins to sink because the soil that it is built on is no longer strong enough to support the house. Most homes settle a bit at first, and if it is minor and uniform, it likely won't cause major issues. More significant settlement, however, requires fixing.

Any good foundation repair method will have to accomplish two things. First, it must raise and level the foundation so your home is back in alignment. Second, it must be able to permanently support your home so the settlement problems don't return.

To do that, the best option is underpinning with steel piers. The piers are sunk into the ground and attached to your home's footing. The foundation is then hydraulically lifted and leveled before the load of the house is transferred onto the piers. We use two different piering systems, depending upon your specific foundation problems and the bedrock depth beneath your home.

  • Helical Piers: Helical piers consist of a steel bar with one or more helical plates attached that give it the look of a giant screw. The helical plates allow the pier to be screwed into the soil. We take torque readings the whole time to accurately calculate when the pier has reached a layer of soil with significant enough strength to support the house without any settlement.
  • Push Piers: Push piers are end-bearing piers. This means that they are sunk down until they reach a load-bearing strata of soil or bedrock. The piers sit upon the bedrock, providing support for the home.

Basement Waterproofing Services in Mount Vernon

Basement water problems are usually more than just a minor annoyance. They can destroy anything stored in your basement, force you to rip out carpet or remove damaged drywall and cause mold growth. Having your basement or crawl space waterproofed is an investment in your home and your peace of mind so you no longer have to hold your breath awaiting the damage every time a storm blows through our area.

We specialize in the installation of interior drainage systems. With these systems, we direct water that enters your basement into a perforated drainage pipe running beneath your floor along the perimeter of the basement. This then drains into a sump pit from which a sump pump pumps it out of your house.

We also sometimes, especially in the case of crawl space foundations, install French drains on the exterior of a home. These drains direct water away from your home's foundation out to a portion of the yard where it can't do as much damage.

Bowing Wall Repair Services

While vertical cracks are often caused by foundation settlement, horizontal cracks in your sub-grade foundation or basement walls are often caused by a different but no less serious problem: excess pressure from the soil pushing inward against the wall, causing it to crack and often bow.
At Midwest Structural Solutions we have multiple methods for dealing with bowing basement walls.

A cracked and bowing basement wall is a serious problem, and if not dealt with can eventually lead to the collapse of the wall. At minimum, the more severe the bowing, the more extensive the repairs will have to be.

We offer multiple ways to fix bowing basement walls, ranging from carbon fiber strips and steel I-beams, for which the entire installation is generally done inside your house, to plate anchors and helical tiebacks, with which plates are installed on the interior of the basement wall attached to a steel rod that anchors the wall in the soil outside.
